🇦🇺 GandoAir – Ducted Air Conditioning Cleaning Procedure (Staff Guide)

1. Preparation

  • Switch off the power to the air-conditioning system.

  • Inspect all ducts, vents, and the return system for dust, mould, odours, or pests.

  • Lay protective floor coverings and prepare the cleaning area.

  • Set up vacuum and negative-pressure equipment (HEPA-filtered).

  • Use PPE: gloves, respirator, safety glasses.

2. Supply Duct Cleaning

  • Remove and clean all supply vent covers and grilles.

  • Block other vents to increase suction on one duct at a time.

  • Connect the rotary brush or air whip to the vacuum hose.

  • Agitate internal duct surfaces to loosen dust, lint, and mould.

  • Extract debris using the negative-pressure vacuum.

  • Clean flexible ducts gently to avoid damage.

3. Return Air System

  • Remove and clean the return air grille and frame.

  • Vacuum and brush return ducts.

  • Wash or replace the return filter (upgrade to high-efficiency if possible).

  • Spray antibacterial sanitiser and deodoriser through the return air path.

4. Indoor Unit (Fan Coil)

  • Remove access panels to the indoor fan coil unit.

  • Clean blower wheel, evaporator coil, and drain tray with non-corrosive cleaner.

  • Flush drain line and check for blockages.

  • Apply antibacterial sanitiser.

  • Reassemble and test fan and coil operation.

5. Outdoor Condenser Unit

  • Turn off isolator switch before starting.

  • Vacuum and hose down condenser coil using low pressure.

  • Inspect refrigerant lines, insulation, and terminals.

  • Clear debris and ensure 300mm clearance around the unit.

6. Sanitisation & Deodorising

  • Apply antibacterial fog or mist treatment through the duct network.

  • Use only biodegradable, non-toxic cleaning agents approved for HVAC use.

  • Neutralise mould spores and odours.

7. Final System Test

  • Restore power and test system in both heating and cooling modes.

  • Check airflow, suction, drain flow, and thermostat accuracy.

  • Listen for vibration or unusual noise.

  • Record results and complete the service report.
